WIESBADEN TOPS GERMAN CITY RANKINGS

In a special issue devoted to real estate, CASH magazine compared 40 German cities using 15 different metrics – including demographic and economic growth, employment trends, businesses registered or removed, corporate tax income, the number of forced sales, purchasing power ratios, and rental yields.
 
The top ten most attractive locations, in order, were Wiesbaden, Düsseldorf, Karlsruhe, Regensburg, Hamburg, Mainz, Cologne, Munich, Bonn, and Frankfurt am Main.
The East German cities of Magdeburg, Rostock, Schwerin, Chemnitz, and Halle Bochum were placed at the bottom of the table, with Freiburg seeing the greatest gain (jumping from 25th to 14th place).
 
The best rental yields were identified in Mönchengladbach (5.9%), Cottbus, Hanover, Wuppertal (all 5.3%), Bielefeld, and Bremen (both 5.2%). The highest rents are achievable in Munich (10.90 Euros/sqm), Hamburg (9.94 Euros/ sqm), Wiesbaden (9.16 Euros/ sqm), Mainz (8.41 Euros/ sqm) and Cologne (8.34 Euros/ sqm).
 
The highest prices for residential real estate were in Munich (3,300Euros/ sqm), Stuttgart (2,900Euros/ sqm) and Potsdam (2,850 Euros/ sqm). The most affordable properties were condominiums in Bielefeld, Cottbus, Erfurt, and Magdeburg (1,000 Euros/ sqm each).
